Advertising
We are a member of the Edinburgh Solicitors Property Centre (ESPC), which means that your property is shown to the widest possible audience for a reasonable advertising fee.
The ESPC is the leading provider in advertising residential properties throughout East Central Scotland and has the largest property online search facility in the area. Your property will also appear weekly in the ESPC’s Homepages newspaper and in the ESPC’s George Street showroom.

BUYING PROPERTY
Our property staff will submit an offer on behalf of a potential purchaser. Once this offer is accepted in principle the file will then be passed to our in-house conveyancing department. The various conditions will be negotiated and when everything has been agreed there will be a binding contract. We will deal with all aspect of the purchase from beginning to end including the security documents with the lender and ensuring you get a good title to the property.
SELLING PROPERTY
You will be dealing directly with our property sales staff and they will discuss and assist you with home reports, advertising, viewing, extras included in the sale and so on. You will be advised of any notes of interest/offers received on your property right away and you will be given clear concise advice for the way forward for you. Once our property department has secured an acceptable offer for you the file will be passed over to our in-house conveyancing department. The conveyancing department will go through the missive with you in detail and take your instructions.
HOME REPORTS
What are they for, why do we need them and what should I be looking for?
Home Reports came to Scotland on 1st December 2008 and are a legal obligation to anyone selling their home in Scotland (with a few exceptions). They can be very useful to the seller as well as to potential buyers. Within the home report are 4 documents namely the MVR – Mortgage Valuation Report, EPC – Energy performance Certificate, Single Survey and PQ – Property Questionnaire. Everything you need to know is normally within the home report, but you must read through it carefully and not just browse through it. The single Survey will point out anything that may be wrong with the property and suggest this be checked before proceeding. The Energy Performance Certificate is there to provide information on the energy of a property and what you could do to improve it. The MVR is for the lender and for them to make a decision to lend on the property. The PQ will provide you with details from the current owner such as who provides the utilities, have they made any alterations, how long they have lived there, is there a factor in place and so on.
